1. Contract
Your contract is with Olandeza S.R.L , Str. Mihai Viteazu nr. 2 Brasov, Romania,
Your payments and your holiday are protected. These booking conditions confirm the
terms of contract which automatically come into force on payment of the deposit to
Olandeza S.R.L.. You will be accepting these conditions on behalf of all members
of your party and you must inform them of these.

2. Reservation, Confirmation and Payment Conditions
Go online to You will receive a confirmation of availability and
payment details for the holiday accommodation via email. Payment of a 30% deposit of the total rental fee
within 7 days after receiving the payment details, confirms your acceptance of the booking and the booking
conditions will come into effect.

After payment of the deposit, you will receive an invoice and a booking confirmation via email. The booking
confirmation will show the dates and price of your reservation, and the number of guests.

The balance of the rental is due 45 days before arrival date. If the balance is not paid in time we reserve
the right to cancel your holiday, retain your deposit, and apply the cancellation charges set out below. For
last minute reservations made 45 days or less before arrival date, payment is due in full immediately. In this
case the contract conditions come into force once the final payment has been received.

After receipt of the final balance from you, a confirmation email giving the holiday address and directions
to the keyholder will be sent to you within 1 week. You will also receive an access code for the guest section
on . Any extra requests thereafter can only be guaranteed if confirmed via email by Olandeza S.R.L.

3. Prices and Periods

Prices are quoted for the home per week (not per person) within the price period shown. Prices
are exclusive of travel. In high season bookings are normally from Saturday to Saturday.
In low season other arrival and departure dates are possible.

If your holiday falls across two different price periods you will be charged pro rata for
the number of days in each period. Prices include hours of cleaning (time as indicated in
the guest section), bed linen, towels, heating and electricity costs and final cleaning.

4. Changes in Conditions or Prices
We reserve the right to increase or decrease brochure prices at any time before you book.
Once your booking is confirmed the price of your holiday is fully guaranteed and will not
be subject to any surcharges. In return for this commitment, no refunds will be made for
exchange rate movements or cost adjustments that would otherwise reduce the holiday cost.
We reserve the right to impose any taxes or charges which may be implemented by the Government
or other regulatory body which were unknown at time of going to press.

5. Arrival and Departure, Curtailing or Extending your stay
You should arrive between 16:00 and 20:00 on the day of commencement of your booking
and vacate before 10:00 on the day of departure. You must telephone the keyholder
if you are delayed. We cannot guarantee that keys can be collected outside of these times.
If you are unable to take occupation on the day and time reserved due to delays, illness,
personal reasons etc. no refund can be made. Similarly if you have to cut short your holiday
no refund can be made for the days unused. If you would like to extend your stay please
contact Olandeza S.R.L. and they will tell you whether this is possible.

6. Cancellation by you
For cancellations received 45 days or more before arrival date, 30% of the total rental fee is due.
For Cancellations received 44 days to the day of arrival date or after, 100% of the total rental fee is due.
All cancellations must be confirmed via email. We strongly recommend that you purchase a
comprehensive travel insurance policy at the time of booking.

7. Changes or Cancellation by Olandeza S.R.L.
It is unlikely we will have to make changes to your holiday. If we are forced to do so we
will advise you at the earliest possible date and will offer you the option of accepting
the change if available or a full refund of all monies paid but no further compensation.

8. Your Liability
You have to pay a breakage deposit of 100 Euro on arrival. This has to be paid in cash. Keys will not
be handed over until the deposit has been paid. The breakage deposit will be refunded on departure
or shortly afterwards after deduction of any extra charges or breakages. You must take care of the
property and respect the house rules as described in the guest section on the website. A copy of the
house rules will be available in the house.

If you break or damage anything in the holiday home you must advise the keyholder immediately. You and your
party will be liable for any breakage or damage made and will have to pay for replacements or repairs.
You must leave the house in good order and wash and put away all kitchen utensils before
your departure. Occupation of the property is strictly limited to the number of people indicated
on your booking cofirmation. The keyholder has the right to refuse entry to extra people but can allow
extra people to stay in the house (up to a maximum of 8) at a surcharge of 150 Euro per person per week.

If you do not timely meet your financial obligations towards OLandeza S.R.L., you will be charged interest
of 1% over the principal amount per each month or part of a month. Furthermore, you are obliged to pay all
non-judicial collection costs with a minimum amount of 50 Euro.

9. Complaints
If you should have a problem during your holiday you must inform the local keyholder
immediately who will endeavour to put things right. If your complaint cannot
be resolved locally, you must confirm your complaint via email to Olandeza S.R.L. within
28 days of vacating the accommodation. It is therefore a condition of this contract that
you communicate any problem to the local keyholder. If you fail to follow this
procedure we cannot accept responsibility as we have been deprived of the opportunity to
investigate and rectify the problem.

10. Our Liability
We accept the responsibility for ensuring the accommodation which you book with us is
supplied as confirmed and the services offered reach a reasonable standard. We cannot
guarantee that all local facilities will be open during your stay. We do not accept any liability
of whatever nature for the acts, omissions or default, whether negligent or otherwise
over which we have no direct and exclusive control.

We do not accept liability in contract or tort (actionable wrong) for any injury, damage,
loss delay, additional expenses or inconveniences caused directly or indirectly for force
majeure or other events which are beyond our control, or which are not preventable by
reasonable diligence on our part including, but not limited to war, civil disturbance, fire,
floods, avalange, unusually severe weather, acts of God, acts of Government or any other
authorities, accidents to or failure of machinery or equipment.

11. Jurisdiction
This contract is made on the terms of these booking conditions which are governed by Romanian
Law and both parties shall submit to the jurisdiction of the Romanian Courts at all times.
